The tune-up
What a garage door tune-up actually covers
Garage door maintenance is a scheduled check of every moving part so small wear does not turn into a broken spring on a cold morning. A garage door is the heaviest moving object most households own, and it runs on springs under constant tension. Hinges loosen, rollers dry out, cables fray and the door slowly goes out of balance, usually with a noise that gets a little louder each month.
A noisy door is the most common reason people call. Grinding, squealing and rattling almost always trace back to dry rollers, loose hardware or a door that no longer balances. In New York, road salt carried in on tires, winter damp and summer humidity all speed up rust on springs and track, so doors in Queens, Brooklyn and Staten Island garages tend to show wear at the bottom brackets and the spring coils first.
What we do
What we check and do on a maintenance visit
Lubricate the moving parts
We use garage door lubricant on the rollers, hinges, spring coils and bearings. Grease and household oil attract dust, and neither belongs on the tracks, so the track is wiped clean and left dry.
Tighten the hardware
Constant vibration loosens the bolts on the hinges, brackets and track. We tighten them and replace any that have stripped or cracked.
Balance test
With the opener disconnected, a balanced door stays put when lifted halfway. If it drops or rises, the springs are worn or wrongly set, and we adjust or replace them.
Springs, cables and rollers
We look for gaps in the spring coils, frayed strands on the cables and chipped or flat-spotted rollers. Finding these early means a planned repair instead of a door that stops mid-cycle.
Opener and safety reverse
We check the opener travel limits, and that the door reverses when it touches an obstacle and when the photo eye beam is blocked. We also look at the weatherstrip at the bottom.
The process
How a maintenance visit goes
-
01
You tell us what you notice
Mention any noise, shaking, slow travel or a door that sits crooked. Even if it all seems fine, a check is still useful.
-
02
We come out and inspect
A uniformed technician goes through the springs, cables, rollers, hinges, track and opener and tests the balance and the safety reverse.
-
03
We explain what we found
You hear which parts are fine, which are wearing and which need action now. If anything needs replacing, you get an upfront quote before any work begins.
-
04
We service and test the door
We lubricate and tighten, make any repairs you approve, and cycle the door to confirm it runs quietly and level. Work is backed by a parts-and-labor warranty.
Is your door getting louder?
A door that groans a little more each week is telling you something. Describe the sound and we will tell you whether a tune-up will settle it.
